How OFWs Can Borrow Up to Php 2 Million Through SSS Housing Loan

Overseas Filipino workers who want to buy or build a home in the Philippines may qualify for up to Php 2 million through the Social Security System’s Direct Housing Loan for OFWs.

The program is designed for qualified OFWs who want to finance socialized or low-cost housing in the Philippines.

The loan may be used to build a house, buy a residential lot and construct a home, or purchase an existing house and lot, townhouse, or condominium unit.

Step 1: Check If You Qualify

To apply, an OFW must generally be a voluntary OFW member of SSS and have at least 36 monthly contributions.

At least 24 contributions must be continuous before the application.

The applicant must also be no more than 60 years old when applying and must not have previously received an SSS housing loan or final SSS benefits.

Any existing SSS loans of the borrower and spouse should also be updated.

Certain long-term overseas Filipinos, immigrants, and former Filipino citizens may also qualify if the property will be used by themselves or their families in the Philippines.

Step 2: Know How Much You Can Borrow

The maximum housing loan is ₱2 million.

However, this does not mean every applicant will automatically receive the full amount.

SSS considers several factors, including the property’s appraised value, the cost of the housing project, and the borrower’s ability to repay the loan.

Interest rates may range from 8% to 11% per year, depending on the approved loan amount.

For OFWs, the repayment period may be as long as 15 years, provided the borrower will not be more than 65 years old when the loan is fully paid.

Step 3: Choose an Eligible Property

The loan may be used for:

  • Building a new house on a lot already owned by the OFW
  • Buying a residential lot and constructing a house
  • Buying an existing house and lot
  • Buying a townhouse
  • Buying a condominium unit

The property must meet SSS requirements and should generally be occupied by the borrower or an immediate family member.

The property will also normally serve as collateral for the loan.

Step 4: Prepare the Required Documents

OFWs should prepare proof of SSS membership and contributions, proof of overseas employment, income documents, property titles, plans, permits, and other housing-related records required by SSS.

Those applying while abroad may also need a notarized Special Power of Attorney if another person will process the application in the Philippines.

Preparing the property documents early can help prevent delays.

Step 5: Submit the Housing Loan Application

Applicants in Metro Manila may submit their documents to the SSS Member Loans Department at the SSS Building on East Avenue, Quezon City.

Applicants outside Metro Manila may coordinate with the nearest SSS office handling housing and acquired asset services.

Before applying, OFWs should check their latest contribution records through their My.SSS account and confirm that they meet the program requirements.
